Welcome to our online certificate application form. Property or rating certificates are usually requested by legal representatives for the purpose of property conveyance.

To apply for a certificate online, complete the applicant details, select the certificate/s you require, enter the property details and make payment using your Visa or Mastercard. You will be issued with a tracking number once the application and payment is successful. Relevant Council staff will process your application and your certificate will be emailed to you, usually within 5 working days. Urgent processing is available for some certificate types.

Processing times will vary depending upon the certificate and property type.

A separate application is required for each land title lot. The exception is for rating certificates where multiple land title lots are valued and rated together.

The following types of certificates issued by Council are available online:

Planning - Section 149 (2) – $53.00
An additional urgency fee of $75.00 is payable for processing within 24 hours
Provides information such as the zoning of the land, permissible and prohibited land uses, details of exempt and complying development, development controls and hazards. Planning certificates are issued pursuant to the Environmental Planning and Assessment Act 1979 (EP&A).

Planning - Section 149 (2) and (5) – $133.00
An additional urgency fee of $75.00 is payable for processing within 24 hours
Includes all information contained with 149 (2) as well as additional matters such as dwelling entitlement, private land burials and contaminated land. Planning certificates are issued pursuant to the EP&A.

Rating - Section 603 – $80.00
An additional urgency fee of $70.00 is payable for processing within 24 hours
These certificates provide rates and charges levies, account balance information and provide water usage based charges information up to the last quarterly meter reading taken by Council. They are issued pursuant to the Local Government Act 1993 (LGA).

Outstanding Notices - Combined Certificate Section 735A (LGA) and Section 121ZP (EP&A) - $150.00
An additional urgency fee of $180.00 is payable for processing within 24 hours
Provides information on outstanding notices or orders, that have been issued by Council in respect of land within the Council's area, under the provisions of Section 735A of the Local Government Act 1993 and 121ZP of the Environmental Planning and Assessment Act 1979. Council also provides a list of any outstanding notices and orders issued by Council under the provisions of any other Act under which it is authorised to do so. Notices issued might include unauthorised building works, stormwater works, overgrown properties or unsafe or unhealthy conditions.

Sewer Location Plan - $50.00
Provides a plan showing the location of Council’s sewer main in relation to the subject property.

Water Meter Reading - Special - $87.00
Urgent processing of these readings is not available. Council will read the water meter/s and provide details of the water usage and billing information since the last quarterly billing period.
